Are you a real estate agent? Or are you a brokerage owner overseeing all the different types of revenue streams coming in? How do you identify where to put your focus to help to increase the overall profitability of your company?
“Communication – that is critical!” – Nancy Braun, Charlotte Real Estate Broker and Owner of Showcase Realty & Showcase Property Management
In an episode of The Best Ever Show hosted by Joe Fairless, listen as Nancy Braun discusses how to answer a client’s question before they even ask them.
“Our sellers are much more educated and internet-savvy today than they were ten years ago. They go online and they wanna see that their property is marketed everywhere and they can find it online very easily. They’re checking on it, and we have an incredible team of marketing specialists that make sure that the property is plasted everywhere on the internet and has very strong SEO,” Braun said.
What is strategic marketing and how do you work with an investor?

Here is an article I came across on CharlotteStories that listed the best cities in America to live in today. Out of 49 others, Charlotte is the only major city that was included. If you need more proof why, keep on reading.
We were officially ranked as the 26th best city in America, but given the fact that we are the only major city featured on the list, you could say that we’re ranked as the #1 best major city in America (most cities on the list have a population of under 100,000 – the only other large cities were #30 Lexington, KY and #10 Raleigh, NC)
According to the official report, “24/7 Wall St. considered roughly 590 cities the U.S. Census Bureau reported as having populations of more than 65,000 in 2016. Only the top performing city in each county was considered in our ranking. Data were collected in nine major categories: crime, demography, economy, education, environment, health, housing, infrastructure, and leisure.”
The Top 5 on the list include three small cities from Colorado, one from Georgia and one from Indiana, all will populations of less than 120,000.
Here’s what they had to say about the #26 city, Charlotte, NC:
“> Population: 842,029
> Median home value: $201,500
> Poverty rate: 13.4%
> Pct. with at least a bachelor’s degree: 44.1% (top 25%)
Charlotte is one of two cities in North Carolina with populations expanding at a near nation-leading pace and are among the 50 best places to live. Charlotte’s population increased by 24.7% over the past 10 years, more than three times the U.S. growth rate and the most of any city in North Carolina other than Raleigh or Cary.
Charlotte’s rapid growth is largely supported by a prosperous economy. North Carolina was one of the first states to allow banks to operate multiple branches within a single state, a regulation that led to banks rapidly expanding throughout Charlotte and the surrounding region. Today, Charlotte is home to the headquarters of Bank of America and the East Coast operations of Wells Fargo. Financial services is one of many sectors leading employment growth in the city, which was more than double the U.S. employment growth rate from 2014 to 2016. Charlotte is also home to numerous entertainment amenities including an NFL team, an NBA team, and the Carowinds amusement park.”

I came across this article on how Charlotte is one of the hipster markets in the country. Just how did Banktown become a ‘hipster’ city, you ask? Well, with the aid of Yelp reviews and the number of ‘hipster’ businesses per area, see how our beloved city fared in this article by CharlotteStories:
The list analyses the highest concentrations of ‘hipster’ businesses for home buyers looking to embrace indie culture, using the number of times the word ‘hipster’ is mentioned in each city’s Yelp reviews, and how many ‘hipster-type’ business per capita are in each city.
It may not be a surprise that Charlotte is now one of the most hipster markets in America, given our growing coffee scene, thriving craft breweries, hardcore disc-golf community, and our massive annual hippie festival, but what may be surprising is how high we ranked.
Charlotte came in at #15, ranking higher than Denver, Fresno, CA, and even Ashville.
We were given an overall hipster score of 93.6 and Asheville was given an 83.6 – even Greensboro made the list at #43, scoring a 79.5.

Thrillist.com created the list based on idea that "The South is loaded with some incredibly gorgeous neighborhoods filled with homes that not only tell the story of the area's history, but also show off the area's personality in high style." The rankings of the Top 10 neighborhoods in the South were based on various components including history, culture, overall layout and curb appeal to result in the list of Top 10 Most Beautiful Neighborhoods In The South.
Eastover was originally the home of dairy farms and tenant farms. Since such humble beginnings, Eastover has become one of the hottest spots to live. It has undergone significant transformations, and the suburb is now a location of high lifestyle, thanks to urban designer Earle Sumner Draper.
In the early 1920's, Eastover was designed to cater to the upper class, creating a distinct buzz and an accessibility that gave residents the ability to expand and explore with ease. Today, the streets remain decorated with Georgian and Tudor revival homes on expansive lots lined with great trees, making for an air of affluence and luxury in the area.
There are also several historic structures in Eastover which have lended to the area's significance and affluent appeal, including the Mint Museum and quality school systems. Popular streets that both visitors and residents enjoy frequenting include Cherokee Road, Colville Road and Hempstead Place for their grandeur and elegance. Eastover is the definition of history, classic, uniqueness and luxury.
Thrillist further noted that while the area has become known for its affluence and interest, Eastover was once a Prohibition-era destination for the city's movers and shakers, and it is by their contributions to society that helped develop the prosperous neighborhood into one of the region's top spots to live.
Other communities on the list include:
Victorian Historic District - Savannah, Georgia
Garden District - New Orleans, Louisiana
Montrose - Houston, Texas
Cannonborough- Elliotborough - Charleston, South Carolina
Coconut Grove - Miami, Florida
Buckhead - Atlanta, Georgia
Mountain Brook - Birmingham, Alabama
Ocean Ridge - Palm Beach County, Florida
Glenview - Glenview, Kentucky

Millennials are quickly migrating to Charlotte, NC as trends show that it's a top choice. The local symposium displays the pattern of young adults making their way to Charlotte for a variety of reasons.
New data from West Coast-based Apartment List supports the findings, with data showing that Charlotte has become a millennial hub. The apartment-rental site gathered and analyzed information from the U.S. census from 2005-2015, which looked at the 50 largest metro areas to find out where young Americans between the ages of 18 and 34 were deciding to live.
Charlotte, NC landed in the No.1 spot, with hardly any competition.
Within the 10-year stretch, the number of young-adults in Charlotte grew by 30%. Other cities that trailed behind Charlotte included Houston with an increase of 15% and Austin with an increase of 20%.
Decreases of young-adults were seen in Detroit, California, Los Angeles and Phoenix all with at least a 6% loss on average.
Increases in wage and population growth have generally gone hand in hand, and while Charlotte did experience a 4% drop in the median income, they were still able to entice the millennial to make the move. Recent wages, however, are shown to be strengthening locally.
Charlotte showed an increase in homeownership of about 45% for homeowners between the ages of 18 and 34 between 2005 and 2015. The national average was less, sitting at an average of 32%, decreasing by seven percentage points. Apartment List has explained that millennials may be setting their roots in Charlotte, NC where it's affordable, in comparison to other metros.
Atlanta experienced the largest decrease in millennial homeownership, going from 44% in 2005 to just 29.9% in 2015. This may be a result of the 8% decrease in inflation-adjusted incomes.
Studies point to millennial favoring locations that are walkable, with accessibility to amenities and recreation close-by. More of these young generations are moving toward metro areas in the interior portion of U.S.
Apartment List further stated that factors like good jobs and strong wage growth will be important reasons for millennials when deciding where to set down roots.
Although research shows this trend in relocation of the younger generation, the city offers something for every age group - including from millennials to baby boomers.
If you're thinking about moving to Charlotte, Showcase Realty would love to assist you with finding your dream home! Call us today at 704.997.3794 or send us a message here!
