North Carolina Is Now Ranked The 8th Most Moved-To State In America

“This year’s data reflects longer-term trends of movement to the western and southern states, especially to those where housing costs are relatively lower, climates are more temperate and job growth has been at or above the national average, among other factors,” said Michael Stoll, economist and professor in the Department of Public Policy at the University of California, Los Angeles. “We’re also seeing continued migration to the Pacific Northwest and Mountain West as young professionals and retirees leave California.”

There has been a lot of discussion recently about foreclosure inventory in the nation, with some speculating that inventory is about to increase dramatically. Today we’re going to look at what is actually going on in this division of the housing market.

In their recent National Foreclosure Report, Corelogic explained that foreclosure inventory has actually seen a decline of approximately 23.2% since last year at this time. The report also stated that in 49 of 50 states there have been significant foreclosure declines with 45 of the states having double-digit decreases posted year-over-year. The following chart illustrates the trends:

More findings in the report show that:

  • The number of homeowners who are more than 90 days behind for mortgage payments (also known as Seriously Delinquent Rate) was 3.1%; this is the lowest percentage since November 2007
  • Foreclosure rates are sitting at 1.1%; a number lower that it has been since November 2007
  • Foreclosure Rate have been in decline for 53 consecutive months

Bottom Line

While foreclosure properties still have a presence in the housing market, their numbers are decreasing dramatically. With mortgage delinquency rates also decreasing, it is not wrong to assume that the foreclosure crisis has reached a peak and is now on its way out.

First Golf Entertainment Complex Opening Soon in Charlotte

Exciting news is about to put Charlotte on the map for golf lovers everywhere. A Golf Entertainment Firm named Top Golf has set its sights on the city, and its new facility is set to open in early 2017. It will be located at Interstate-485 and Arrowood Rd.

This will be the first golf entertainment complex in the area, and re-zoning has already been approved by the Charlotte City Council for construction to begin.

What it is?

Top Golf’s design is much like that of a bowling alley; groups are given designated “alleys” where they can eat, drink and compete against one another on simulated golf course screens to get the highest score. Each golf ball contains a microchip to track your accuracy and distance, and extra points are given for hitting specific targets.

The program can cater to competitive golfing games for all ages and skill levels.

Features

The facility is designed with entertainment in mind, with plans for 230 high-definition flat screens, bard and beverage menus and 3,000 sq. feet of space for private event space.

The economic output for Top Golf is expected to reach $264.5 million over a 10-year-period, and it’s expected to cater to approximately 450,000 visitors in its first year.

Can you Rely on Zillow for an Accurate Estimate for Home Buyers?

For those home buyers who are looking to the World Wide Web for home price estimates, you may want to do some research before you choose a good source. Recently there has been a lot of talk about the legitimacy of online estimates, specifically with one of the net’s largest real estate information sites, Zillow.com.

There has been a lot of talk between homeowner’s and real estate professionals alike about Zillow’s capacity to provide accurate estimates on homes, which they refer to as “Zestimates”.

Zillow’s own CEO Spencer Rascoff has had his property up for sale multiple times, and recently tweeted on the topic:

“Very few listings in Madison Park – hoping it will attract a lot of buyer interest. Seattle is a seller’s market. @zillow Premier Agent @gstephenson is the listing agent”.

Spencer Rascoff initially had the base price for his home set at $1,199,000 with a “Zestimate” value of $1,606,525. Eight days later however, the property’s price dropped to $60,000 less. While price drops are a normal occurrence, the website Zillow failed to show the change in price, resulting in incorrect information on their site. The mistake created a debate on Zillow’s attention to detail, as well as the accuracy of their “Zestimates”.

The inaccuracy of Zillow’s pricing and Zestimate are very far off from the actual data and price of the home for sale. As mentioned by Sea Bubble, Data shown below also displays how Zillow has refrained from showing the home’s previous listings in the past in the year 2008-2009. There is also a discrepancy with Zillow creating a new MLS number for the property every time the price was altered, suggesting that they are attempting to gain more “new listings” alerts for agents even though it’s the same property.

An article posted by LA Times faced the topic head on and asked the big question to Spencer Rascoff: Are Zestimates accurate?

Rascoff’s explained that they’re “a good starting point” but that nationwide Zestimates have a “median error rate” of about 8%.

With an 8% error rate that means that with a home with a price tag of $300,000 has a $24,000 discrepancy, which for home buyers is quite a huge deal.

Home buyers new and experienced can use Zillow as a starting point as Rascoff suggests, but they should not take the numbers too seriously. It’s best to rely on getting your information from an informed agent who knows the current market and who can get you real time numbers for your home search.
