What Is A HUD Home and Can I Buy One?

HUD homes – the backstory

You may have heard that HUD homes are a good deal if you are looking to buy a home. But what is HUD housing and why is it available at such a bargain cost?

The Department of Housing and Urban Development (HUD) defines a “HUD home” as “a 1 to 4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage”.

HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim. In other words, it’s a property bought using an FHA-insured loan, didn’t meet the monthly mortgage, ended up in foreclosure, bought back by HUD, who is now selling it. That’s how it became a HUD home.

As to why it is available at a lower cost than other homes for sale in Charlotte, it is because the possible cost of repairs is reflected from the price.

HUD wants to sell these homes as soon as possible. To sweeten the deal, they even offer benefits and incentives for the buyers.

The Incentives of HUD Homes

One such incentive is “The Good Neighbor Next Door Program” which seeks to “encourage renewal of revitalization areas by providing an opportunity for law enforcement officers, firefighters, emergency medical technicians and teachers to purchase homes in these communities…in the form of 50% discount off the list of eligible properties”.

If you happen be a community worker mentioned on the list, you are entitled to 50% off on top of the already low-priced home! Imagine the money you’ll be able to save from that!

If the foreclosed homes are not sold within six months, HUD has another special offer. The agency may sell them for $1 each to local governments to  “foster housing opportunities for low to moderate income families and address specific community needs”.

How can you buy one?

For the list of available HUD real estate owned (REO) single-family properties, you can visit the HUD Home Store. This site offers the public, brokers, potential owner-occupants, state and local governments and nonprofit organizations a centralized location where they can search for HUD properties for sale.

It is also the site where registered real estate brokers and other organizations can send bids on behalf of their clients who want to purchase a HUD property.

When you’ve found a Charlotte home you like, contact a HUD-approved real estate broker who can setup a showing for you to visit the home. Unlike the process of buying regular homes, you have to place bids through your agent, and there is a time period where bids are accepted. When that bidding period is over, HUD checks all the bids and accepts the best bid where their agency can get the highest net.

HUD homes are sold as is. If the home you like requires repairs, you will be the one responsible for it. Which is why HUD encourages interested home buyers to get a home inspection before submitting an offer for the home.

I recently came across an article that ranked the top cities in America where contented young professionals live.

To compile the list, the online career site Careerbliss.com analyzed thousands of employee-generated reviews from hundreds of American cities. Career Bliss is an online career community designed to help individuals find happiness in the workplace and in their career.

In their latest list, The Queen City came in 4th with a score of 3.63, beating out LA, Atlanta, San Francisco, and even Boston.

So how exactly did they get the ranking? According to the article:

“A ‘young professional’ was defined by CareerBliss to mean an employee with less than 10 years’ experience in a full-time position. They were asked to rate eight factors that are thought to happiness the most, including; growth opportunities, compensation, benefits, work-life balance, career advancement, senior management, job security, and whether or not they would recommend their job to others.

They valued each factor on a five-point scale and also indicated how important it was to their overall happiness at work. The numbers were combined to find an average rating of overall employee happiness for each respondent and then sorted by location to find which cities had the happiest workers.”

Midwood Smokehouse grabbed the top ranking with its authentic pork over wood method and excellent crispy pork skin cracklings, closely followed by Sauceman’s (which also cooks over wood), and Mac’s Speed Shop.

3. Take up a new sport or exercise. There is no better way to lose the holiday pounds than to be physically active. When you exercise, your body releases endorphins which create positive feelings. You’ll feel happy and release stress at the same time. Do something you’ve never tried before? Try boxing!

4. Watch a live sport event. If you love basketball, watch an NBA event live! A baseball fan? Go to a Major League Baseball game. Do you live and breathe football? Go to an NFL game. Watching your favorite sport being played by your favorite team live is an exhilarating experience, one you should enjoy this year.

5. Volunteer or give donations. True happiness comes when we seek other’s welfare besides our own. Share your blessings and do something good for others. It doesn’t even have to be about money. You can share your time, or donate unused toys, books or clothes.

6. Learn the dance steps for a whole song. It doesn’t matter if you don’t think you can dance, what matters is you try! 7. Travel somewhere. This is the year to cross off one item on your bucket list – visit a new place and explore. It’s the first month of the year, you have more than enough time to plan and save for your trip. Start with local places, then travel farther away with each succeeding adventure. Visiting new places is refreshing. It also helps you gain new ideas, perspective, and friends.

8. Eat at Shake Shack. Yes, I know it’s a fast food franchise, but it one of the highly anticipated openings this year, and let’s admit it, it’s pretty good!

9. Watch a theater performance. When was the last time you’ve watched a play? It’s time to brush up on your knowledge of the classics. Make it more fun by watching it with your friends, or at least someone who appreciates theater.

10. Pamper yourself. Put your best foot forward by investing in your appearance and feeling good about yourself. Get facials, foot massages, or a mani-pedi session at least once a month. This will boost your self-esteem and help make you feel better.

Charlotte Ranked One Of The Hottest Hipster Markets in America (Higher Than Asheville)


I came across this article on how Charlotte is one of the hipster markets in the country.  Just how did Banktown become a ‘hipster’ city, you ask? Well, with the aid of Yelp reviews and the number of ‘hipster’ businesses per area, see how our beloved city fared in this article by CharlotteStories:

The list analyses the highest concentrations of ‘hipster’ businesses for home buyers looking to embrace indie culture, using the number of times the word ‘hipster’ is mentioned in each city’s Yelp reviews, and how many ‘hipster-type’ business per capita are in each city.

It may not be a surprise that Charlotte is now one of the most hipster markets in America, given our growing coffee scene, thriving craft breweries, hardcore disc-golf community, and our massive annual hippie festival, but what may be surprising is how high we ranked.

Charlotte came in at #15, ranking higher than Denver, Fresno, CA, and even Ashville.

We were given an overall hipster score of 93.6 and Asheville was given an 83.6 – even Greensboro made the list at #43, scoring a 79.5.
